Why Are So Many Homes For Sale in Rural Italy Difficult to Find?

One of the first things we noticed after moving to southern Italy was how differently homes are bought and sold compared to North America and much of northern Europe.

In villages like Grottole, you won't see many "For Sale" signs. Many properties never appear on the large real estate websites either. Instead, homes often change hands through conversations, neighbours, family connections, and word of mouth. Someone hears that a local family—or even a visitor from another country—is looking for a home, and before long another neighbour is introducing a property that isn't advertised anywhere.

It's a system built on relationships and trust. In many ways, it's the Italian way. People prefer meeting face to face, talking over coffee in the piazza, and dealing with people they know. It's part of what makes village life so special.

The challenge today is that many owners who would like to sell are older and simply have no interest in technology or creating online listings. As a result, wonderful homes, olive groves, cantine, and building opportunities often remain virtually invisible to the people who would love to discover them.

That's why we created Homes & Land.

Our goal is simple: help our neighbours bridge that gap by making these properties visible to people around the world while respecting the relationships that have always been part of village life. It's a win for local owners, who gain exposure they otherwise wouldn't have, and it's a win for buyers, who can finally discover opportunities that would never appear online.

We are not a real estate agency. We simply help connect buyers with local owners. When a buyer and seller reach an agreement, the purchase follows the normal Italian legal process through a Notaio and, where appropriate, other licensed professionals. We've now purchased five properties in Italy ourselves, so we understand the process firsthand. While buying property in another country may seem intimidating at first, we've found that with the right local guidance, it's often much easier than people expect.
